FORECLOSURE CLEANOUTS

Upfront prices. On-time crew. Nothing for you to lift.

A foreclosed house can’t sell while it’s full of someone else’s life. Buyers walk in, see the leftover furniture, the trash in the kitchen and the basement piled to the ceiling, and they walk out with a lower number in mind. Or they don’t make an offer at all.

A complete trash-out fixes that. It also speeds up everything after it: inspections, repairs, photos, showings and closing.

Nandy’s Junk Removal is a local, woman-owned company based in Paxton. We do foreclosure cleanouts for banks, realtors, asset managers and real estate investors who need a property cleared right, without chasing a crew.

What a Foreclosure Trash-Out Covers

We don’t take hazardous materials such as paint, chemicals, propane or oil tanks, and a few oversized items aren’t accepted. If you see something questionable in the listing photos, send it over and ask.

Before You Book: Make Sure the Property Is Clear to Empty

Foreclosure law in Massachusetts has its own steps, and a former owner or occupant may still have rights to their belongings for a period of time. Before a trash-out, confirm with the bank, the asset manager or your attorney that the property is vacant and that you have the authority to have it cleared. Once that's settled, we'll get to work.

Why Trash-Outs Need Proper Sorting in Massachusetts

A foreclosure property is full of items Massachusetts won’t let anyone landfill. The state bans these from disposal:

Disposal facilities in the state have to inspect loads for banned items. According to RecyclingWorks Massachusetts, a facility that finds them can issue a failed load notice to the hauler and charge a handling fee. Sorting up front avoids that. We sort as we load, so materials go where they’re supposed to go.

LOCAL KNOW-HOW

Foreclosure Cleanouts Across Worcester County

We serve Paxton, Worcester, Holden, Rutland, Princeton, Leicester, Spencer, West Boylston, Sterling, Shrewsbury and Auburn.

Worcester

With more than 206,000 residents, Worcester has the biggest mix of property types in the county, from single-family homes to triple-deckers with shared basements and attics. Worcester’s city drop-off center is for residents only and closes for the winter, so it isn’t an option for a bank or investor clearing a property.

Leicester and Spencer

Leicester has about 11,000 residents and Spencer about 12,000. Both towns have older homes from their mill days and plenty of rural properties with barns and outbuildings that need clearing along with the house. The Spencer Transfer Station and the Leicester Recycling Center both require resident stickers, so outside owners can’t use them.

Auburn and Shrewsbury

Auburn’s town trash service excludes bulky items, and its special pickup runs $80 per item with size and weight limits. Shrewsbury’s bulky program needs a $15 sticker for each item and only serves residents on its pay-as-you-throw program. For an empty bank-owned house, neither program is practical.

Holden, Paxton, Rutland, Princeton, Sterling and West Boylston

These towns share the Wachusett Watershed Regional Recycling Center in West Boylston, which is for residents of the member towns. Properties here often sit on larger lots with sheds, garages and yard debris. We’re based in Paxton, so we’re close to all of them.
